Am ready to get rid of them!?

I have 2 dogs both toy breeds. I live in a townhouse and I take them outside no less than 8 times a day. Ones female and ones male (both are fixed). The female is 5 years old and the male is 2. Well they pee everytime I take them out and then come back in and do the same damn thing on my carpet! And now they are starting to crap under my dinning room table and refuse to poop outside. I am losing my patients. I called the vet and had my oldest dog tested for bladder problems. The vet says she’s fine.

Has anybody ever had this problem. I can’t take them out any more than 8 times a day, plus I got 2 kids under the age of 4 to take care of. Does anybody know a way I can stop it? Or a cleaner that can get the “scent” out of my carpet?

Hi. It sounds like you are at your wit’s end with these two. It may be best to give them away. If you want to keep them, you will need to have as much patience with them as you do with your children, because your problem is that your dogs are not really potty trained.
It will be difficult and frustrating to fix this problem, but you can do it. First of all, 8 times a day is absurd. Either they have never learned to hold it, or you are giving in to their whining and taking them out when they don’t really have to go. Dogs will pee even when they don’t have to go, to scent-mark. Many a dog has been known to run out of pee and still go through the motions, maybe getting one drop out. You should only be taking them out 4-5 times max.

Crate training may work wonders for you. Let them out to do their business once in the morning, once around mid-day, once in the evening, and once right before bed. That should be plenty. Put them in their crates at night and any time you can’t watch them. If they don’t go while they’re outside, put them in their crate, wait 10 minutes, then go straight outside again. Praise them when they DO go outside. Punish them when you catch them in the act inside with a stern NO! And pick them up and take them outside. If you can’t go out because of the kids, tie the dog outside for five minutes while you clean up the mess. The outside-time after a mess in the house should not be fun, it is business only, ten minutes max then back inside.

Make sure to give them enough time to empty their bladders when you do go out. Dogs don’t usually get it out all at once unless they REALLY have to go. They will go a little here, a little there, until finally they have nothing left. Whichever time of day they normally go #2, you should take them for a long walk. Put the kids in a stroller or wagon and just keep going until both dogs are “empty.” Walking gets their innards moving, and they WILL go. Once you learn their habits, you should be able to work the dogs’ potty walk into the kids’ schedule. (Maybe it’ll be around naptime and they can fall asleep in the stroller.)

It’ll take a while, since they are adults and have been doing this for who knows how long, but you can fix this if you have the patience to try. Good luck.

Can I ask my landlord to be present for the final inspection of the apt I am levaing?

When I got the apt 10 months ago, I have not seen the actual apt that I was renting, just a model. The carpet was al stained, the drawers in the kitchen falling, the balcony screen door falling, bugs and smells, between some other things. I was told that, since they showed me the model, they did not have the obligation by law to show the actual apt, which was different from the model anyways. Ok. I asked them (patiently) to fix everything but I was sure to register the events in writen, with the manager of the complex signature. Now my lease is going to be due in two months, they already asked if I am going to renew and, since I did not get what I was offered, I did not renew the lease. They sent a person to check the apartment already and just with a brief look at the apt he left a note that everything was ok (this is happening 2 months before I am moving). So I asked the clerk in the office what would be the procedure for the final inspection, and she said, “Oh, you just drop your keys and everything else at the office and 30 to 45 days after you get your deposit back”. That happened to me with the prior landlord, where I lived for 8 years. He never changed any carpet, he never fixed anything in the apartment, so the normal wear and tear, was present when I left: plus I took good care of the apt, I even left a fan that I bought and installed for the bedroom: but when I left, I just dropped the keys with a neighbor who was suposed to be the complex manager. I just trusted the guy, since I knew him for such a long time….. I never got my deposit back, and when I finally could talk to him after many phone calls and visits to the apt, he even threaten to charge for “all the damages” (that he invented) after 6 months. Anyway, since I have had all these bad experiences, I am wondering about what the law in Illinois says on this matter. Can I ask (in wirtten, in advance), for the mantenance manager to be present the last day of my lease, to go through the inspection with him, make him sign some papers for this, state that everything is ok, or in that case, if there are damages, state them there, and then wait for my deposit (or the rest of it) back in 30 or 45 days???.

Do you have copies of your repair requests? Hopefully so.

Without pictures upon move in showing the issues and no move in checklist or inspection with the issues noted, you may find yourself on the hook for repairs (stains, smells, bugs) that were present upon move in. Unfortunately, unscrupulous landlords/managers will charge (or attempt to charge) tenants for damages that the tenants are not liable for. Tenants need to protect themselves.

You can ask in advance, in writing, to have a final inspection on your last day with the landlord/management present. Keep a copy of your letter, just in case. Depending on Illinois law, they may not have to oblige. Regardless, your asking, if it should ever come to a court dispute, would help your case.

You can ask the landlord/manager to put in writing that everything is ok or what damages are present, however, they have no obligation to do so. You cannot make the landlord/manager sign any papers if he is unwilling to do so.

Your best bet to cover yourself is to take a lot of pictures, detailed and overall views, once everything is moved out and you have thoroughly cleaned the rental. Also, it is a good idea to have a couple of friends or family members to witness the condition of the rental upon your move out.

The landlord has 45 days in which to return the full security deposit. Make sure you give the landlord your forwarding address!

If the landlord is going to make deductions from your security deposit, he must give you an
itemized list of the damages along with paid receipts within 30 days of your move out.

If the landlord makes deductions that you disagree with, you should send the landlord a dispute and demand letter via certified mail, return receipt requested. Simply write why you are disputing the charges and demand the return of the disputed amount within a specific number of days. You can state that if the disputed amount is not received by you within the specified time, you will file in Small Claims court. Do not make phone calls and do not visit the office. Your demand needs to be in writing.

This is when proof of condition upon move in & out, copies of maintenance requests or repairs and other proof comes into play. You need to be able to prove, by a preponderance of the evidence, that the damage was present upon move in or that you did not cause the damage.

A preponderance of evidence has been described as just enough evidence to make it more likely than not that what you are trying to prove is true.

If the landlord does not return the disputed amount, file a case in Small Claims court. If the court finds that your landlord violated the security deposit law, he could be liable for damages in the amount equal to two times your security deposit, court costs, and attorney’s fees.

snake or a lizard ?? which makes a better pet ?

im trying to decide what should i get as a pet i have a 100 gallon tank and im thinking about a lizard maybe like a green basilisk or water dragon as i have experience keeping water dragons
but on the other hand i do like snakes but not the huge 12 feet and up i would like something bigger than a ball python but not as big as a red tail or constrictor
o heard that the aussie pythons make good pets by saying aussie i mean the carpet pythons i did my research and i found that they usually grow from 6-8 feel and live 20 years plus with a proper care and maintenance
although my main issue with snake is that they eat rodents and sometimes it kills me when i see videos of snakes eating rabbits on youtube i mean how cruel and maybe thats cause im a rabbit owner but i would never do that

If you’re a rabbit owner, i would definitely go with a lizard. I love snakes, and I happen to think a snake would be perfect for that tank. This is the problem… Carpet pythons tend to be pretty aggressive, and even though you may be really careful handling the two combustible elements (rabbit and python), snakes with high predatory instinct (like carpets and burmese pythons) make the probability of a bite a little higher. Ball pythons would be safer, but i understand the size issue. The other thing is that it may be better for your psyche to not have to witness the feeding of these reptiles, especially if you have a fondness for rodents.

Do you know why Obamas budget has such a huge deficit?

It’s the economy stupid.
Like more then 5 million out of work.
That is just counting those that file unemployment.
What about the ones who have fallen off that list? The uncounted.

How about profits across the board for corporations and businesses have gone down?
How about imports have gone down.
How about consumers are cutting back?
How about big ticket items have gone down?
What about all the foreclosures?

All of that means lost tax revenue.

Then there is the increase in welfare, food stamps, medical care for those without insurance.

Plus, regardless if it was a dem or repug stimulus bill, it would have resulted in a huge bill, no matter what party controlled it. I don’t care if you are a free marketer, that is irrelevant now. Nor do I care if you are a Bush or Obama blamer, that is irrelevant too if you honestly think about it and use your common sense.

I don’t care if it was McCain who got the nod, or Obama, both would have faced a huge deficit, at the very least their first two years.

Just how is America going to get back to work? Just how is America going to survive and come out on top? Just how in the hell are we going to keep funding our military and wars?

Tell me, what is more important, fixing Iraq and Afghanistan, or fixing our own country? Why is Obama pulling out of one war and transferring that to our new Vietnam, or Soviet Union type retreat?

Where can we cut back? What would be prudent? What should we increase? Were does it all stop?

Who do we blame it on?
Socialism and communism? Those that blame that really have no idea what either means.
Free markets? Those that believe that will fix things do not understand human greed and power.
Or should the blame be put on the government? How about deregulation? What about greed and the thirst for power? Our wars? Our politicians? The people and our thirst for shopping till we drop and maxing our our credit cards? 5% down on a new home we can’t afford but government and credit carpet baggers pushed on us? Suv’s and big screen TV’s just so we can live in a little more comfort and status?
